What We Built
This striking L-shaped annexe in Leicester features a 7m x 4m main section with a 2.5m x 2.5m rear extension, creating a clever layout that maximises living space. Finished in slatted anthracite composite cladding with anthracite grey uPVC windows and French doors, the building has a bold, contemporary appearance enhanced by stylish exterior wall lights and soffit downlights.
The interior is thoughtfully planned with two separate bedrooms, each with panel heaters and recessed LED spotlights for year-round comfort. The open-plan kitchenette area includes white-fronted units with oak-effect worktops, an induction hob, sink and integrated appliances. A separate shower room features a full shower enclosure, toilet, basin and chrome heated towel rail, finished in warm stone-effect wall panels.
The L-shaped extension at the rear houses a utility area with washing machine and provides access to the bedrooms and shower room via internal doors. Oak-effect laminate flooring runs throughout the living areas, and a composite decking step at the entrance provides a clean, level threshold. Full electrics and plumbing were installed on site including hot and cold water connections.

How we approached this project
The L-shaped design required precise structural planning to ensure the rear extension integrated seamlessly with the main building. Routing plumbing for the kitchenette, shower room and washing machine through the L-junction demanded careful coordination, and the ground screws needed positioning to support both sections of the building.

The client now has a fully self-contained two-bedroom annexe that provides comfortable, independent living accommodation. The L-shaped layout creates distinct living and sleeping zones, while the utility area with washing machine means complete independence from the main house.
