Sizing your office around how you actually work

A single-desk office with storage works comfortably from 3m x 2.5m. Add a second desk, a meeting chair or a client-facing area and 4m x 3m is a better starting point. If you plan to hold meetings or run a small team, look at 5m x 3.5m upwards so the space does not feel cramped once furniture is in.

Think about the layout before the size. Where the desk sits relative to the doors determines glare on your screen, whether you are on camera with your back to a window, and how much usable wall you have left for shelving.

Broadband, power and connectivity

Reliable connectivity is what separates a usable office from an expensive shed. In most gardens a good mesh Wi-Fi node handles it, but for a building further from the house, or where the walls are heavily insulated, a hardwired ethernet run is the reliable option. We can run data cable alongside the armoured power cable during installation — far easier than retrofitting later.

Our electrical package includes armoured cable from the house consumer unit, its own protected circuit, double sockets, fire-rated LED downlights and a thermostatic heater. Tell us where your desk will sit and we position sockets accordingly.

Acoustics, light and video calls

Insulation does double duty: it keeps heat in and outside noise out. Traffic, neighbours and garden noise drop away noticeably once you close the door, which matters if you are on calls all day.

For light, north-facing glazing gives soft, even daylight with minimal screen glare. South-facing glazing is brighter but benefits from blinds and, in some builds, an air conditioning unit to control summer heat gain.

Tax, business use and resale

Many clients ask about claiming the cost through their business. Rules vary depending on your structure and whether the building is used exclusively for work, and there can be capital gains implications on sale — always take advice from your accountant before deciding how to buy.

On resale, a properly built, insulated and electrically connected garden office is a genuine selling point. Estate agents routinely list them as additional usable space rather than as a garden building.
